Ghirardelli Square, located at 900 North Point Street, is considered the first successful adaptive reuse project in the country. In 1893, Domenico “Domingo” Ghirardelli purchased the Pioneer Woolen Mills and moved the operations of his Ghirardelli Chocolate company there. In 1900, they built the two-story warehouse, now called the Cocoa Building, on North Point Street. In 1915, they built the Power House, the Apartments, and the Clock Tower. In 1923, they added two floors to the Cocoa Building, which would become the base for the 15-foot, illuminated Ghirardelli sign. In the early 1960s, the Ghirardelli Chocolate Company was bought by the Golden Grain Macaroni Company which moved the headquarters to San Leandro and put the square up for sale. William Matson Roth and his mother bought the land in 1962 to prevent the square from being replaced with an apartment building. The Roths hired landscape architect Lawrence Halprin and the architectural firm of Wurster, Bernardi & Emmons to convert the square and its historic brick structures into an integrated retail and dining complex. Only one building, a wood-frame box factory, was removed and replaced with the Wurster Building. The project officially opened on November 29, 1964. National Register #82002249 (1982)
